There’s no one-size-fits-all answer. The right choice depends on your lifestyle, budget, and future plans.

If you’re deciding between a condo and a townhouse, you’re in good company. They can look similar at first glance. Both can be more affordable than a single-family home, both can include shared spaces, and both can be a great fit for first-time buyers, downsizers, or anyone who wants less maintenance.

But here’s the truth: condos and townhouses aren’t the same — and the differences matter. Ownership, monthly fees, outdoor space, financing, and day-to-day lifestyle all come into play. Once you understand those differences, choosing the right one gets a whole lot easier.

What is a condo? A condo (short for condominium) is a home where you own the inside of your unit, and you share ownership/responsibility for the building’s common areas with the other owners.

You’ll often find condos in cities, vacation areas, and places where space is limited. They can be low-rise buildings or high-rise towers.

What condo ownership includes: When you buy a condo, you typically own:

  • The interior walls

  • Floors and ceilings

  • Fixtures and finishes inside your unit

What you don’t own individually (and share with others) often includes:

  • Hallways, elevators, and lobbies

  • The roof and exterior structure

  • Landscaping and shared outdoor areas

These shared spaces are called common areas, and they’re usually managed by a condo association/board. The board helps set rules, manage budgets, and coordinate maintenance.

Typical condo features and amenities. Condos often appeal to buyers who want convenience and “lock-and-leave” living. Many communities offer:

  • Pools

  • Fitness centers

  • Community rooms

  • Security gates or front desk services

Because condos are stacked or closely connected, it’s also common to share walls (and sometimes ceilings/floors), which can mean more neighbor noise than a detached home. And private outdoor space is often limited, many condos rely on shared courtyards, lanais, or rooftop/common areas.

What is a townhouse? A townhouse is built more like a traditional home, but it shares one or more walls with neighboring units. Townhomes are commonly found in planned communities and often look like single-family homes from the outside.

Townhouses are especially popular in suburban and growing areas because they offer more space without the full upkeep of a detached house.

What townhouse ownership includes: Townhouse owners often own:

  • The interior of the home

  • Exterior walls

  • The roof

  • The land the home sits on

This usually includes some kind of private outdoor space like a patio, courtyard, deck, or small yard—and that’s a big reason many buyers lean toward a townhome.

Some townhome communities have HOAs, and some don’t. In HOA communities, responsibility can vary a lot, so it’s important to review what’s included.
