A first-time buyer I worked with in Fort Myers found a home with real potential. Good bones, a solid layout, and a neighborhood they loved. Then the inspection came back with a list of needed updates, and their first instinct was to walk away.

Once we looked at the financing options and total cost, the picture changed.

If you've crossed a home off your list because you assumed repairs would come straight out of your savings, here are a few questions worth asking first.

Do I Have to Pay for Repairs Out of Pocket?

No, not always.

An FHA 203(k) loan can roll eligible renovation costs into your mortgage.

A Limited 203(k) can finance up to $75,000 in eligible non-structural repairs and improvements, with no minimum renovation cost. This can include eligible projects such as flooring, painting, kitchen or bathroom updates, and roofing.

A Standard 203(k) is designed for larger renovations and structural work. It requires at least $5,000 in eligible rehabilitation costs and an FHA-approved 203(k) consultant.

How Much Down Payment Do I Need?

It depends on the loan.

VA loans may offer $0 down for eligible veterans, active-duty service members, and certain surviving spouses. VA loans also don't require monthly private mortgage insurance.

USDA financing may offer $0 down for eligible buyers and properties, although location and household-income requirements apply.

FHA financing may require as little as 3.5% down for qualified borrowers.

Can the Seller Help With Closing Costs?

Yes, within the limits of your loan program.

FHA generally allows interested-party contributions of up to 6% of the sales price toward allowable costs. Conventional limits vary based on the loan and down payment.

VA works differently. Certain seller concessions are generally limited to 4% of the home's reasonable value, while normal buyer closing costs paid by the seller aren't counted toward that 4% concession limit.

These credits don't mean a seller can give you money for renovations. But reducing allowable closing expenses may leave more of your own cash available for other costs.

Is a Fixer-Upper Actually Cheaper?

Sometimes, but you need to run the full numbers.

As of August 2026, four fixer-upper homes in Cape Coral's 33909 ZIP code were listed at a median price of approximately $350,000. In Lehigh Acres' 33971 ZIP code, three were listed, with a median price of approximately $335,000.

For comparison, Lee County's overall single-family median sale price was $368,999 in July 2026.

A lower price doesn't automatically make a fixer-upper a better deal.

You still need to consider renovation costs, financing, insurance, inspections, and expected maintenance.

That's especially important in Southwest Florida. Roof age, HVAC, plumbing, electrical systems, water intrusion, flood considerations, insurance, permitting, and structural issues can all change the numbers.

A dated kitchen is one thing. A major structural or insurance problem is something very different. The purchase price is only part of the budget, especially when you factor in insurance, taxes, and other ownership costs in Southwest Florida.

Where Do I Start?

Start with a lender who understands renovation financing and an agent who can help you compare the true costs.

A pre-approval that includes renovation financing can tell you what you can realistically afford before you start touring homes.

Then look at properties with a wider lens.

Instead of asking:

"Is this home updated?"

Ask:

"What would it cost to make this home work for me?"

Sometimes the dated kitchen or worn flooring that causes another buyer to walk away is exactly what creates an opportunity.

The numbers have to make sense.
