Fort Myers gives buyers a wide range of choices. You’ll find historic homes near downtown, established neighborhoods along the McGregor corridor, condos and villas in South Fort Myers, gated communities near Daniels Parkway, golf communities, waterfront properties, and newer construction closer to I-75. Fort Myers and Fort Myers Beach aren’t the same place. Fort Myers is the mainland city. Fort Myers Beach is a separate island community. Many Fort Myers neighborhoods offer access to the beaches, Sanibel, Cape Coral, downtown, shopping, medical facilities, and Southwest Florida International Airport. Drive times can change considerably based on the exact location and seasonal traffic.

Location also affects the type of property you’ll find. Downtown and the McGregor area have many older and established homes. South Fort Myers offers a large selection of condos, villas, and gated communities. The Daniels Parkway and Gateway areas generally have newer communities with convenient access to I-75 and the airport. Properties farther east may offer larger lots, fewer community restrictions, wells, or septic systems.

When comparing Fort Myers homes for sale, the purchase price is only part of the decision. Buyers should also review the flood zone, insurance options, roof age, wind-mitigation features, post-sale property taxes, HOA or condo fees, community reserves, possible assessments, rental restrictions, and permit history. These costs and rules can vary greatly between two homes with similar prices.
