Is Fort Myers Cheaper Than Cape Coral?

Fort Myers currently costs less than Cape Coral on a per-square-foot basis. But that doesn’t mean every Fort Myers home is the better value.
July 2026 sales reports placed Fort Myers at about $199 per square foot and Cape Coral at about $222. Those numbers can change each month. They also depend on the types of homes that are sold.
Cape Coral has many newer homes and canal-front properties. Fort Myers has a wider mix of condos, older homes, gated communities, historic neighborhoods, and newer construction.
The honest answer depends on what kind of home you’re comparing, not just which side of the river it’s on.
What’s the Difference Between Fort Myers and Cape Coral?
Fort Myers grew over many decades. It has a historic downtown, mature neighborhoods, waterfront areas, condos, golf communities, and newer subdivisions.
Cape Coral was developed as a planned community beginning in the late 1950s. Its street system was built around more than 400 miles of canals. Many parts of the city are still growing, so buyers will find a larger selection of newer single-family homes.
Cape Coral also has many homes without an HOA. Fort Myers has no-HOA neighborhoods too, but much of its newer inventory is inside gated or planned communities.
Neither choice is automatically better. It depends on the home and lifestyle you want.
Which City Currently Costs More?
Cape Coral’s higher number partly reflects the types of homes available. Newer construction, pools, larger lots, docks, boat lifts, and canal access can increase a home’s price.
Fort Myers has expensive waterfront homes too, especially along McGregor Boulevard and near the Caloosahatchee River. However, its sales numbers also include more condos and older homes.
Price per square foot is helpful, but it doesn’t show the full cost of owning a home. Buyers should also compare:

Age and condition

Roof and air conditioner

Insurance and flood risk

HOA fees and assessments

Pool, dock, or boat lift

Property taxes

Needed repairs
A lower price can come with higher repair or insurance costs. A more expensive home may have newer systems and fewer immediate projects.
What Buyers Often Miss
When buyers tell me they’re considering both cities, I start with how they plan to live.
Do they want to keep a boat behind the house? Do they want a newer home without an HOA? Are they looking for a downtown condo, a golf community, or a mature neighborhood? Where will they work and spend most of their time?
Once we answer those questions, one city often begins to make more sense.
Insurance is another important part of the comparison. Flood risk and premiums are property-specific. Two nearby homes can have different elevations, roofs, construction details, and insurance costs. Always get quotes for the exact property before making a final decision.
HOA fees also need a closer look. A Fort Myers community may charge more each month but include lawn care, exterior maintenance, a pool, or other services. A Cape Coral home without an HOA may have no monthly community fee, but the owner handles those costs separately.
Cape Coral buyers should also find out whether a property has unpaid utility assessments or may be affected by future utility expansion.
Don’t Forget the Bridge Tolls
The Cape Coral Bridge and Midpoint Memorial Bridge connect the two cities.
According to Lee County’s toll schedule, a two-axle vehicle pays $2 with a transponder and prepaid account. Pay-by-plate adds a $3 administrative fee, making the trip $5.
The toll is charged when traveling from Fort Myers into Cape Coral. If you’ll cross the bridge often, include the toll and travel time in your decision.
Which City Is Cheaper for You?
Fort Myers currently has the lowest overall price per square foot. It may be a good place to start if you want an inland home, a condo, a mature neighborhood, or a community close to major shopping and employment areas.
Cape Coral may be a better fit if you want newer construction, fewer HOA restrictions, more space, or canal access.
The cheapest listing isn’t always the best value. The goal is to find the right home with a total monthly and long-term cost that fits your plans.
