Florida property tax reform has become one of the biggest real estate topics of 2026. If you own a home, plan to buy, or are thinking about selling, you may be wondering whether your property tax bill is about to change.

Here’s the most important takeaway:

Nothing has changed yet.

During the 2026 legislative session, the Florida House considered several property tax relief proposals, including plans that could reduce or eventually eliminate certain non-school property taxes for homesteaded properties. One major proposal, HJR 203, passed the House but did not advance in the Senate before the regular session ended.

What Is HJR 203?

HJR 203 is a proposed constitutional amendment that would expand Florida’s homestead exemption over time.

If approved in the future, it would:

  • Increase the homestead exemption by $100,000 per year
  • Phase in over 10 years
  • Apply to non-school property taxes
  • Potentially eliminate non-school property taxes for qualifying homesteaded properties by 2037

It is important to understand that this would not eliminate school taxes.

Has Florida Property Tax Relief Passed?

No.

Although HJR 203 passed the Florida House, the Senate did not move the proposal forward. That means it is not law, and Florida homeowners should not expect an immediate change to their current property tax bill.

Any future constitutional amendment would still need voter approval. In Florida, constitutional amendments generally require at least 60% voter approval to pass.

When Could Changes Start?

If lawmakers eventually approve a property tax amendment and voters approve it, the earliest potential changes would likely begin in the 2027 tax year.

For now, homeowners should plan to continue paying their current property tax bill.
